A Buyers Broker works only with the Buyer and is an advocate for the buyer in all areas of the real estate transaction for the buyers benefit! There is a special designation from the National Association of Realtors called Accredited Buyer Representatives (ABR) who have received specialized training from the National Association of Realtors (NAR) in the issues most sensitive to BUYERS, such as.
NEGOTIATING SKILLS:
1. Negotiating with Sellers/Sellers Representatives (i.e. Sellers Brokers represent the Sellers interests only) for access to the property for showings.
2. Negotiating offers with Sellers/Sellers Representatives as an advocate for the Buyer/Client including
a. sale price
b. condition
c. protective clauses and contingencies
d. compensation of the buyers representative by the seller
e. inclusions and/or exclusions.
3. After the purchase contract is agreed on, negotiate
a. financing terms/fees with lenders
b. fees for inspections and certifications
c. inspection repairs and lender requirements
d. closing services with title companies/attorneys
e. examine the HUD-1 closing statement for mistakes & errors.
4. Negotiate the solution of any conflict and problem on behalf and as an advocate for the Buyer/Client.
